Debt Collection and the Roads Sept. 29th, 2013
Well it is done all the accounts that met the requirement of being more than 3 years past due have been handed over to the lawyer for collections and foreclosure. Sadly we tried to prevent this but alas there are those that feel for whatever reason they don't have to pay thus making our dues higher than they need to be. So those that are past due will be receiving notice shortly and there is no longer any chance to have fines, interest, lawyer fees, or other charges removed from their account. I guess they are now going to have to sail their own leaky ship down that river now....
The roads are bad and we held off longer than we wanted to get them done because of a logging operation involving the county that would have gotten our roads done for free. Sadly it looks like politics and God had other plans and now it is too late for use to bring heavy equipment up the roads. So our plan is to drop 1.5-" rock on as much of the roads as we can. The larger rock will pack into the softer roads and we hope lock up some of the potholes we see, but this will have to wait a couple of weeks for the current storm systems to blow over.
We have actually been advised by the county, road builders, and others with experience that this is the best plan for our roads along with alternating with a smaller rock in the spring to create a firm packed layer so we will probably be following this plan for a couple of years to see if it does pack it tighter. We will still be having it graded if we get a break in the weather but may have to hold off until spring so we do not have a repeat of the mud fest we had last year.
This May will be the election for my slot on the board and I do not plan on running again. I strongly believe in term limit (now if our government would just believe the same :-) ) . It has been a long and bumpy road to get where we are today and it has been an honor serving you all. I personally feel that the last 6 years + have brought some real changes for the better and a board that is accountable for it's actions with nothing to hide and an open door to our homeowners.

ROAD WORK PARTY - Delayed & Collections
The Road Work party has been delayed due to weather and scheduling issues. We are looking at the 1st Sunday in may for our first work party. Once this is confirmed I will post signs for everyone.
We will be scheduling a meeting with the association Lawyer next week to start the collection process for past dues for those that failed to bring their accounts up to date as stated in the letter from the president. If you are past due you have until Friday the 19th to resolve this issue.
**** Update ****
Bills have been sent out. Anyone in a lien will be sent to collections at the end of March with no further warning. If you have a past due account please make arrangements to pay it. We are accepting agreements and payment plans to help you make your payment.
All residents with a current correct address will be receiving a letter from the president covering changes and actions we will be taking so please read it. If you have not received your bill or do not receive the letter please contact the secretary to make sure we have a current address on file and we will send you out a new copy.
We are looking into the use of paypal to make payments easier and will provide more information once we have all the ducks in a row.
We will be collecting payments until the 28th and all money taken in by that time will be used to dump gravel on the roads where most needed. Funds received after this date will be put towards our standard spring road work.

IMPORTANT CHANGES AND INFORMATION
The Board has voted to go to an electronic format. This means we will no longer be holding regular meetings but that everything will be done via e-mail. We will still hold the MAY meeting as it is required and will add in a Homeowner information meeting in October. We will also be updating this site more frequently and making a few changes to it to keep you better informed.
The reason for the change is two fold with the first being low attendance by homeowners/board members and the second being the fact that this will speed up the process in which we can act on changes and voted decisions. Sadly the roads are in crappy shape to be honest this is because of 3 major factors...
1: We had Bob up and had him work on the roads and this was too be the last run of the dozer so we had him cut into the sides to get the drainage ditches started unknown to us we were headed for an extremely wet October. This pulled a lot of dirt and rock up that had been kicked to the sides over the years basically turning the roads into a quagmire. I will take the blame for bad timing but the right intention was there.
2: Money .... We as an association are owed over $60,000 in back dues and yes you are reading that right, we will be taking action on this and you can read below the actions we will be taking. We only had $3100 in the bank at the time we had the work done and have received less than $400 since. So that meant very little rock to go down on the road to help rebind it.
3: Overhanging trees and brush create a drip line and also force people to drive more toward the center of the roads thus not compacting the entire road. We also have plan to fix that which will be discussed below.
The future plan is no more dozer and if we can get enough strong backs and weak minds that will help spread gravel when the trucks drop it we will only need to bring up the grader maybe once a year and maybe not at all if some property owners pitch in time on their tractors. This could potentially allow us to put down $5000+ more in gravel every year. We will be starting at the pavement and working our way up the roads as needed.
PAY YOUR DUES:
Simply put we have a lot of people that have decided to stop paying over the last 2 years (we filed 25 liens this year alone) and it has to stop. The association is owed over $60,000 in back dues and this is unacceptable. If a lien is filed on your property (which is filed if 2 years overdue) you will have 30 days from the date the lien was filed to pay it in full, make arrangements to pay it on a payment plan, or dispute it.
If you currently have a lien you have until Jan 31st, 2013 to make arrangements to clear that lien.
If you do not do one of the above 3 options to clear your lien then we will be forwarding your account on to be collected by an outside entity or possible foreclosure on the property. This can cause you account to incur even more charges than those already applied. If you have any questions about the status of your property call William or Michelle.
Saying that you are not gonna pay because the roads are not in the condition that you wish them to be is not a valid excuse nor will it stand up in court. It is also a catch 22 you want better roads but aren't willing to pay and is really a backwards way of looking at things.
I would like to thank those that are current or making an effort to bring their accounts current.
DUES FOR WORK:
So your are behind on your dues, Just want to pay less, Or in a bad place on your finances this is your chance to help us and us help you. Starting in 2013 we will be scheduling 4 work days that you may attend and for every hour you put into work will give you a $10 credit up to $150 off you account, yes even if you have a lien. One worker per property will be credited for their time. If you have multiple properties then you can bring another worker/s and get credit towards the other piece/s.
The work will include:
Drainage ditch digging and clearing.
Tree limbing and removal
Spreading of gravel
We will have a place for everyone to be able to put in their hours so if you feel you are incapable of physical labor and have a pickup or trailer please show up we can use those also. Tractors are badly needed along with flaggers and other support personnel. So bring your work gloves, shovels, rakes, weed whackers, cutters, and other implements of destruction and help us get these roads into shape..
Signs will be posted as to when and what time these work parties will be held.
